Flexible accommodation including TWO/THREE RECEPTION ROOMS - ideal for large family or dual family living. Modern large kitchen diner and separate lounge both enjoying open views and perfect for entertaining or large families. Well presented throughout. Delightful gardens. Integral garage + extra parking.
An opportunity to purchase a very substantial detached family home which comprises of five double bedrooms (arranged over the ground and lower ground floors).
The property is located in a small cul-de-sac near Brixham Heights and there is very little traffic. A bus service serves the area and there are useful local shops at St. Mary's Square (including a Spar with sub-Post Office) and at Summercourt Way. The Harbour area and main shops are approximately a mile and a half away.
The property has all the reception rooms and bedroom five/study on the entrance floor (ground floor). On entering the house there is a convenient cloakroom and main hallway. The kitchen has been recently renewed with plenty of cupboard space including two fitted larder units. The central island and other worktop areas are made from Corian with a silver fleck (adding a bit of sparkle). There is a built in oven and microwave oven above with the four ring hob inset into the island. The kitchen area is open plan to the dining area, creating a wonderful family/entertaining space with plenty of light from triple aspect windows and french doors with lovely views across the valley and open onto a balcony - an ideal spot for morning tea! A spiral staircase descends to the garden level. There are wooden doors which open into the living room which is great again for entertaining. The living room is double aspect, with a fireplace and views over the rear garden, Southdown and towards the sea. Bedroom five/study is across the hallway and has a door which leads onto the front garden.
Stairs lead down to the lower ground level which has the further four double bedrooms. The master bedroom is a lovely light room with sliding patio doors opening onto the terrace. Bedroom two is also overlooking the rear garden and has plenty of space for bedroom furniture. Currently used as a dressing room/guest room, bedroom three is a great size and accommodates space for several wardrobes. The fourth bedroom is a great child's room and again is spacious. There is a family bathroom which comprises of panelled bath, shower cubicle, low level wc and wash hand basin. Next to the family bathroom is an additional shower room with a corner shower cubicle, low level wc and wash hand basin. Fully equipped for a family.
The front garden is laid to lawn with planted borders. This is a nice space for picnics and just relaxing with a coffee (pottering garden). The rear garden can be accessed from the balcony off the main living area (via the spiral staircase) or down the side from the front garden. There is a large patio which has been created by the current owners and is a fantastic terrace for 'al fresco dining' as it is elevated to enjoy the fantastic southerly facing views. Steps down lead to the substantial lawn which is has low maintenance stoned borders, mature shrubs and a mixture of walled and fencing surround. This is a fabulous garden for families and dogs. The driveway has parking for three vehicles and a single garage.
Overall a great home with flexible accommodation.

Boyce Brixham Covid-19 Information Regarding Viewings and Valuations
Following the latest change in government guidelines. Our Director Mark Boyce has the following message about the New Procedures and Strict Guidelines we will be following to ensure the safety and well being of our Staff, Clients and potential buyers.
"Welcome Back!As you are probably aware The Government has now lifted restrictions on Valuations & property viewings and we are now ready to safely organise these for you in line with Government and Health England guidelines. You will see links here to both The Government Guidelines and The Guild ‘Safe as houses’ Protocol (Links below). We strongly suggest that you read these prior to making appointments for valuations or viewings so that you are aware of the responsibilities that both you and ourselves must undertake.
We are talking with our vendors and many will accept viewings from now but some naturally prefer to still avoid viewings (especially if they are vulnerable or self-isolating). We have been working effectively from home but from Monday 18th May we will be operating from our offices again but urge you to call or send an email rather than visit the offices. We will only be permitted to allow into the office one person at any one time so calling or emailing may save you waiting in the street!
As before all calls for Sales will be answered on 01803 852736. Lettings can be contacted by email on email@example.com"
