The bespoke-designed houses are of a fantastic build quality and enjoy a modern and fresh appearance, with an classy mix of render, weather-board cladding and exposed brick work. The current vendor has enhanced the property with some thoughtful landscaping which provides a good cover of greenery an colour with a large sandstone terrace off the living spaces, with imposing pillared entrance forming an attractive approach into the development. There is still at least 7 years cover remaining on the ten-year LABC Certificate (Local Authority Building Control).
The individually designed house has been beautifully appointed with spacious accommodation delivering all the requirements expected for modern day living. A welcoming hallway leads to spacious reception rooms and a well appointed kitchen benefiting from high quality AEG integrated appliances throughout, combined with genuine quartz work surfaces. The master bedroom has an en-suite facility, all bathrooms and shower rooms are appointed with quality sanitary ware and sympathetic tiling.
The ENTRANCE HALLWAY has under-floor heating beneath the engineered oak flooring and an under-stairs storage cupboard. There is also a useful WC just off with a wall hung wash basin. The large LOUNGE/DINING ROOM is attractive with it's dual aspect to the rear and side enjoying a pretty outlook over the garden and some sea views towards Torquay. A recessed Stovax solid fuel burner and again under-floor heating will ensure that a cosy winter is enjoyed. A squared opening leads into the superbly appointed KITCHEN/BREAKFAST ROOM including 1½ bowl stainless steel sink unit fitted into high quality quartz worktops fitted above white base units (with plinth lighting) and contrasting grey units over. Quality AEG appliances including double oven, dishwasher and fridge freezer. Again under-floor heating and some distant views to Torquay. A spacious UTILITY ROOM nicely adjoins the kitchen, with it's excellent range of quartz worktops and kitchen units making for a very useful space. A STUDY or (fifth bedroom!) completes the downstairs accommodation making for a perfect home office or hobby room.
UPSTAIRS is equally impressive. The first floor landing is spacious and the built in airing cupboard houses the Worcester Bosch hot water cylinder. BEDROOM ONE is large and has a pleasant outlook over the garden. There is an EN SUITE SHOWER ROOM which is well appointed with a double shower unit and contrasting tiled walls. BEDROOM TWO is again large in size with a lovely aspect towards Galmpton Common and countryside beyond. BEDROOM THREE and BEDROOM 4 are again good sized rooms with light and bright aspects. A large FAMILY BATHROOM nicely rounds off the upstairs. Again, it's extremely well appointed with bath, separate shower unit, wall hung wash basin heated towel rails, shaver point and again tiled flooring.
OUTSIDE there is a quality brick paved driveway for up to four cars and leading to the INTEGRAL GARAGE (with electric roller door). A gateway leads around to the L-Shaped garden which is level and and arranged largely to lawn. To the left of the garage is a hard standing just behind the fence which is ideal for additional parking of a boat or motorhome etc. A paved Indian sandstone patio area around the rear and side is ideal for al-fresco dining.

"Welcome Back!As you are probably aware The Government has now lifted restrictions on Valuations & property viewings and we are now ready to safely organise these for you in line with Government and Health England guidelines. You will see links here to both The Government Guidelines and The Guild Safe as houses Protocol (Links below). We strongly suggest that you read these prior to making appointments for valuations or viewings so that you are aware of the responsibilities that both you and ourselves must undertake.
We are talking with our vendors and many will accept viewings from now but some naturally prefer to still avoid viewings (especially if they are vulnerable or self-isolating). We have been working effectively from home but from Monday 18th May we will be operating from our offices again but urge you to call or send an email rather than visit the offices. We will only be permitted to allow into the office one person at any one time so calling or emailing may save you waiting in the street!
