A rare opportunity to acquire this 'front row' four bedroom town house in arguably one of the best positions in Brixham. Moorings Reach is an award winning development and this particular property has fabulous views of the Fish Quay and the Breakwater to the rest of Torbay and beyond. If you are looking for a holiday home or a permanent residence with a fabulous sun terrace, then look no further.
Rich in tangible maritime history, 'Moorings Reach' is an award-winning development with a range of different properties built around 25 years ago on the site of the famous Uphams Shipyard, which is widely hailed as the birthplace of the modern fishing industry. This superbly presented site is still regarded as one of the most sought-after developments in the area and is a firm favourite with holiday let investors and retiring couples alike. With its world class marina, harbour and bay views, valuable parking spaces and super central location, it's easy to see why Moorings Reach is still so well regarded.
Positioned in exactly the same spot as the famous Ibex BM27 was launched from in 1896, Number 41 Moorings Reach is a genuine 'landmark' property for the town. One of only 4, four-bedroom homes in the development, this is one of the hallowed 'Front Row' properties and occupies arguably the premier plot - with its incredible view directly out through the 'fairway' between the Fish Quay and the Breakwater to the rest of Torbay beyond. The house has a fantastic patio area elevated above the pedestrian marina which would be the ultimate spot to soak up Brixham's bustling atmosphere, and to enjoy the sun setting directly in front of you at the end of a long day.
The vendor has enjoyed 20 years in Number 41 and had many holidays here and made great memories. The house over that time has also been a successful holiday let, with repeat bookings.
The town house is arranged over three floors, entering on the ground floor level. There are two bedrooms (2 & 3) both double in size and the larger of the two has doors opening to two juliette balconies with fantastic views across the harbour and breakwater. The main bathroom is on this floor and cleverly has access from bedroom two also. Stairs rise to the top floor where you will find a superb master bedroom with en-suite and vaulted ceiling. There is a large amount of built in wardrobe space and storage. With a large juliette balcony, this bedroom is truly very special with a spectacular vantage point. Bedroom four is double in size and has two juiliette balconies with an open view of the complex.
The lower ground floor has a large living room which has a wonderful sun terrace immediately off it - you wont find a better spot for your morning coffee or afternoon G&T. The kitchen is positioned behind the living room and again is a good size with plenty of worktop space and cupboards. There is enough space for a table and chairs and with the patio doors open, creates a nice peaceful area to enjoy for dining.
The property has the advantage of level access into the garage (measuring 5.51m x 2.61m) with light and power and the added benefit of roof storage.
There is an annual service charge of £250.00 in relation to the continued upkeep of the communal areas including the electric gate.
This town house would make a very comfortable home/second residence where you can enjoy and entertain friends and family in this fabulous spot.
Then all you need to do is get in touch to ask any questions or arrange a viewing. We'd love to show you around!

Boyce Brixham Covid-19 Information Regarding Viewings and Valuations
Following the latest change in government guidelines. Our Director Mark Boyce has the following message about the New Procedures and Strict Guidelines we will be following to ensure the safety and well being of our Staff, Clients and potential buyers.
"Welcome Back!As you are probably aware The Government has now lifted restrictions on Valuations & property viewings and we are now ready to safely organise these for you in line with Government and Health England guidelines. You will see links here to both The Government Guidelines and The Guild Safe as houses Protocol (Links below). We strongly suggest that you read these prior to making appointments for valuations or viewings so that you are aware of the responsibilities that both you and ourselves must undertake.
We are talking with our vendors and many will accept viewings from now but some naturally prefer to still avoid viewings (especially if they are vulnerable or self-isolating). We have been working effectively from home but from Monday 18th May we will be operating from our offices again but urge you to call or send an email rather than visit the offices. We will only be permitted to allow into the office one person at any one time so calling or emailing may save you waiting in the street!
As before all calls for Sales will be answered on 01803 852736. Lettings can be contacted by email on email@example.com"
