We offer free lettings appraisals for your property and will advise you as to the likely per calendar month amount that your property can achieve.

We will also advise you as to any works required to comply with Landlords Health and Safety obligations and regulations.

Landlord Fees

We offer either a Full Managed or a Find a Tenant Only Service, details of which are given below.

 

Fully Managed Package = Initial setup fee of 50% inc VAT, with a minimum fee of £400.00 inc VAT, plus 10.80% (inc VAT) of the rent received, deducted by the Agent 

  • Providing a free valuation and advice on Legal requirements
  • Advertising of Property d
  • Accompanied viewings and report  to Landlord about suitable Applicants
  • Interview, Reference (Landlord + Employment/Character) and Credit Check Applicants
  • Provision of an Inventory of Condition of the Property/Contents at the start of a Tenancy
  • Advice letters to Utility Companies – Gas, water, electric and Council, with meter readings at the start and end of Tenancy
  • Regular Inspections of the property 
  • Liaising with Landlords/Tenants/Contractors for completion of any necessary works/repairs and settling Invoices from Rent received.
  • Lodging of the Tenant’s Deposit with the Deposit Protection Service
  • Rent demand and payment direct to Landlord
  • Carrying out Inspection and Inventory check at the end of the Tenancy a
  • Arrangement of EPC and Annual Gas Safety Certificate  **

Find A Tenant Only Service50% (inc VAT), with a minimum fee of £400.00 inc VAT, payable for each letting where the tenant is introduced through the Agent

  • Providing a free valuation and advice on Legal requirements
  • Advertising of Property
  • Accompanied viewings + report to landlord about suitable applicants
  • Interview, Reference (Landlord + Employment/Character) and Credit Check Applicants
  • Provision of an Inventory of Condition of the Property/Contents at the start of a Tenancy
  • Advice letters to Utility Companies – Gas, water, electric and Council, with meter readings at the start of the Tenancy
  • Issuing Copies of Tenancy Agreements and providing Contact Details to Landlords/Tenants

The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Additional Legal Charges

 Minimum Fee

 

Where the Landlord cancels the Agent’s instruction to provide a management service the Agent will charge and the Landlord will pay a fee based upon 3 months commission.

 

 

VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
