We offer free lettings appraisals for your property and will advise you as to the likely per calendar month amount that your property can achieve.

We will also advise you as to any works required to comply with Landlords Health and Safety obligations and regulations.

1) Let Only Service - 70%  (inc vat), with a minimum fee of £600.00 inc vat, payable, for eachletting where the tenantis introduced through the Agent.

2) Full Management Service                 

Initial setup fee of 50% inc vat, with a minimum fee of £400.00 inc vat, plus 12.00% (inc vat) of therent received, deducted by the Agent   

3) Added Platinum Service - In addition to Full Management we can include Rent Guarantee, eviction legal costs & Tenant Deposit replacement for extra £135 inc vat   The fees under the above service are payable when any individual or organisation enters into an agreement to rent the Property as a result of our promotion, introduction, or viewing by the Agent.

Minimum Fee - Where the Landlord cancels the Agent’s instruction to provide a Management Service, the Agent will charge  the Landlord  a fee based upon 3 months commission.VAT is payable at the prevailing rate on all our fees. In accordance with Consumer Legislation it is quoted as included in the prices stated above.

We may also receive commissions from Utility providers

Following the latest change in government guidelines. Our Director Mark Boyce has the following message about the New Procedures and Strict Guidelines we will be following to ensure the safety and well being of our Staff, Clients and potential buyers.

"Welcome Back!As you are probably aware The Government has now lifted restrictions on Valuations & property viewings and we are now ready to safely organise these for you in line with Government and Health England guidelines. You will see links here to both The Government Guidelines and The Guild ‘Safe as houses’ Protocol (Links below). We strongly suggest that you read these prior to making appointments for valuations or viewings so that you are aware of the responsibilities that both you and ourselves must undertake.

We are talking with our vendors and many will accept viewings from now but some naturally prefer to still avoid viewings (especially if they are vulnerable or self-isolating). We have been working effectively from home but from Monday 18th May we will be operating from our offices again but urge you to call or send an email rather than visit the offices. We will only be permitted to allow into the office one person at any one time so calling or emailing may save you waiting in the street!
